For our fix and flip program, we lend 80% – 90% of the purchase and 110% of the rehab costs. 10% for contingencies if necessary for rehab. Rates will start at 10.25% APR (Interest only charged on outstanding balance). No prepayment penalty. 620 is the minimum credit score needed (cosigner allowed). Points will be between 1.00% – 2.25%. Loan is capped at 70% of the After Repair Value (ARV).

*LTV on purchase price will be dependent on borrowers’ level of experience.

For our new construction program, we lend up to 75% (purchase or refinance) of the land and 110% of total construction cost. Delayed purchase allowed up to 24 months. New construction needs a minimum of a 680-credit score (cosigner allowed). Rates will start at 11.25% APR (Interest only charged on outstanding balance). No prepayment penalty. Points will be at 1.50% – 2.50%. Loan is capped at 75% of the as-completed value and 90% Loan-to-Cost. Interest reserve financing available for up to 6 months.

We offer a low doc DSCR mortgage for a 30-year fixed rate, amortized over 30 years. Our low doc asset-based mortgage is used for non-owner occupied residential or commercial rental properties. We lend up to 75% of the purchase price and up to 70% LTV (As-Is Value) on refinance cash out. We lend up to 75% LTV on a rate and term (no cash out). Rates start at 6.85% APR. Final rate depends on desired buy down and credit score. 620 is the minimum credit score (cosigner allowed). No W2, no tax returns, no paystubs, and no DTI required. Advantageous for borrowers who are self-employed, do not have a strong W2, and need to close quickly. Non-recourse available for portfolio loans. We also accept Airbnb rental properties.
